Redan grew as a working-class miners' suburb and kept that character: a grid of modest single-storey houses, low brick fences and bluestone spoon drains on almost every street. In 2009 it had some of the most affordable houses in Australia, and it is still one of the more affordable inner suburbs of Ballarat.

That affordability has driven a lot of infill. Townhouses and semi-detached units now make up over 40 per cent of dwellings, and close to half the homes are rented. The local centre is at Skipton, Drummond and Darling Streets, with the heritage post office and shops. Skipton Street carried a tram from 1913 and still has the old Atlantic and Globe hotels. Morshead Park, once the 1862 Miners' Racecourse, now holds the Ballarat Regional Soccer Facility, and the Yarrowee River parks form the eastern edge.

Redan borders Newington and Ballarat Central to the north, Golden Point to the east across the Yarrowee, Mount Pleasant and Delacombe to the south, and Sebastopol and Delacombe to the west. The ground is flat, so frost pools in winter mornings and exterior jobs are best booked for the warmer half of the year.
