Delacombe was named in 1965 after the then Governor of Victoria, Sir Rohan Delacombe, and grew as a residential suburb from the 1980s. Delacombe Primary opened in 1981 and Lumen Christi in 1990. The suburb sits on the Winter Creek floodplain, and after the 2011 floods new wetlands and drainage went in as the estates spread.

It is now the heart of the Ballarat West growth area, with the Delacombe Town Centre (2017) as its shopping hub and a population expected to pass 12,000 by 2030. That means two kinds of painting work: the 1980s and 90s homes that are due a second repaint, and the 2010s estate homes coming up to their first.

Local knowledge

Painting in Delacombe

The established streets around the primary school and the Delacombe Sports Centre are classic 1980s and 90s suburbia: single-storey brick veneer with tile roofs, timber or early aluminium windows, and paling fences. The newer estates follow modern street hierarchies of cul-de-sacs and collector roads, with rendered facades, feature cladding, Colorbond roofs and Colorbond fencing. There is also a public housing estate and light industrial land along the main roads.

Delacombe borders Alfredton and Newington to the north, Redan and Sebastopol to the east, Bonshaw to the south, and Smythes Creek and Bunkers Hill to the west. Over half of households have two or more cars and bus route 25 runs into the city. The ground is flat and open, so west-facing render and Colorbond cop full afternoon sun.

There is no heritage precinct in Delacombe, which keeps approvals simple. The main technical issues are render cracking on newer homes, fading on dark Colorbond, and the usual wear on 30-year-old eaves and fascias.

FAQ

Delacombe painting questions

Can you repaint faded Colorbond fencing and roofing?

Yes. Colorbond fades and chalks, especially dark colours on west faces. We wash it, treat any rust at cut edges, apply a metal primer where needed, then two coats of a roof and trim acrylic made for pre-painted steel. Fence panels can be sprayed for an even finish once the neighbours are told and the garden is masked.

We just built in Delacombe. When should we think about painting?

Interiors usually want a refresh at 5 to 7 years, once the builder's single coat shows marks. Exterior render is generally due at 8 to 12 years depending on exposure. If you want to change the colour scheme sooner, that is fine too; the prep is easier on a young house.
