Alfredton runs west from the Arch of Victory along the Avenue of Honour, about 5 km from the CBD. It was carved out of Cardigan and renamed after Prince Alfred's 1867 visit, and for a century it was the western edge of town. Since the 1990s it has become the engine of the Ballarat West growth area, with nearly 12,000 residents by 2021.

The housing reflects that. Near Sturt Street, the golf club and the Alfredton Recreation Reserve you find established brick veneer and weatherboard homes on bigger blocks. Out past Dyson Drive the estates take over: rendered and brick homes with Colorbond roofs, exposed aggregate driveways and timber or Colorbond fences that are now reaching their first repaint.

Local knowledge

Painting in Alfredton

Landmarks are the Arch of Victory and the Avenue of Honour (the 22 km tree-lined memorial road planted by the Lucas Girls after the First World War), Ballarat Golf Club on Sturt Street, the RJ Cameron Reserve walking tracks and the Alfredton Recreation Reserve at Cuthberts Road and Elaine Avenue. The old Redan Junction rail line closed in 1997 and the nearest station is Wendouree, 3 km north.

Most homes are single-family detached houses. The estates, Balymanus, Alfredton Central, The Chase and Insignia among them, are built to modern slab-on-ground designs with rendered or face-brick walls, aluminium windows and low-pitched Colorbond or tile roofs. Render in particular shows hairline cracking and dirt after ten years or so and benefits from a flexible membrane repaint.

Alfredton borders Lucas and Cardigan to the west, Lake Gardens and Lake Wendouree to the north-east, Newington to the east and Delacombe to the south. It sits on flat, open volcanic plain with little tree cover in the new estates, so west-facing walls get full afternoon sun and wind.

FAQ

Alfredton painting questions

My rendered house in Alfredton has hairline cracks. Can paint fix them?

Hairline cracks in acrylic render are normal as the slab and frame settle. We clean the render, fill cracks with a flexible filler, and apply a high-build elastomeric membrane that bridges small movement and stops water getting behind the render. Larger or stepped cracks need a builder to look at first.

How soon does a new estate home need repainting?

Builders' paint is usually a single thin coat of a basic product. Interiors often look tired within 5 to 7 years, and exterior render and trim in 8 to 12, sooner on west faces. A proper two-coat repaint with a quality product lasts much longer than the original finish.

Can you paint while we are living in the house?

Yes. For interiors we work room by room, move and cover furniture, and use low-odour paints so rooms can be used again the same evening. For exteriors you barely notice us beyond the ladders. Most Alfredton homes are done with the family in residence.
