The job is a high-pressure clean, repairs to cracked tiles or loose screws, a sealer or primer, then two coats of a flexible roof membrane in the colour you choose. A roof repaint is the quickest way to make an older house look a decade newer from the street, and it does real work too. Concrete tiles lose their factory coating over time and go porous and mossy. Terracotta glaze dulls. Painted Colorbond and galvanised iron fade and chalk, and the old coating can start lifting at the screws. A proper roof coating system seals all of that back up.
Roof painting is not the same as roof restoration. Painting suits a roof that is structurally sound with only minor repairs needed: a few cracked tiles, a handful of loose screws, some surface rust. If the ridge capping has come loose, the bedding is crumbling, there are leaks, or a lot of tiles need replacing, you are into restoration territory and we have a separate page for that. We will tell you which one you need after we get up and look.
We spray the coats for an even film, with everything below masked and protected. Gutters are cleaned as part of the job. Work is booked for dry weather because the membrane needs the surface dry and warm enough to cure.

Process
How the job is done
- 01
Roof inspection and quote
We get up on the roof, check tiles, capping, screws, flashings and coating condition, and tell you whether painting or a full restoration is the right call. Written quote follows quickly.
- 02
Pressure clean
High-pressure wash strips moss, lichen, dirt and loose coating. Gutters cleared. The roof is left to dry fully.
- 03
Repairs
Cracked tiles replaced, loose screws tightened or swapped, rust spots treated and primed on metal.
- 04
Seal or prime
Porous tiles get a sealer that binds the surface; metal gets an etch or rust-inhibiting primer so the membrane keys in properly.
- 05
Two membrane coats
Sprayed in dry conditions, two full coats of a premium acrylic roof membrane in your chosen colour, with ridge and edges cut in by hand.
- 06
Clean-up and walk-through
Masking removed, paths and gardens hosed down, photos taken so you can see the finished roof without climbing a ladder.
Local knowledge
Roof Painting in Ballarat
Ballarat roofs age fast. Frost cracks the glaze on old concrete tiles and works into tiny gaps; wet winters grow moss on the south side; summer UV chalks and fades coloured metal. The 1960s and 70s brick veneers in Wendouree, Sebastopol, Redan and Canadian are full of concrete tile roofs now fifty-plus years old and well past their original coating. Many postwar homes and sheds around Mount Clear and the outer suburbs have iron roofs that have been repainted once or twice already.
Because the membrane needs a dry surface and mild temperatures to cure, roof painting in Ballarat is a spring-to-autumn job. We watch the forecast and will not spray if rain or a heavy frost is due. Lighter roof colours reflect more summer heat, which is worth thinking about in a town that gets both extremes.
Pricing
What it costs
Roof painting is priced mainly on roof area and pitch, the material (tile takes more sealer than metal), how dirty and porous the surface is, how many tiles or screws need replacing, how steep and high the roof is, and the coating system. Whole-roof repaints we quote land between $2,000 and $12,000 depending on size and condition. A roof that needs rebedding or repointing is quoted as a restoration instead. Your written quote is free.

FAQ
Roof Painting questions
How long does roof paint last in Ballarat?
A quality acrylic roof membrane applied over a properly cleaned and sealed roof usually gives around ten years before it fades noticeably, sometimes longer on metal. Dark colours, steep north-facing pitches and skipped sealer coats shorten that. The biggest factor is prep: membrane sprayed over moss and chalk will start lifting within a couple of years.
Can you paint a Colorbond roof?
Yes. Colorbond and other pre-painted steel can be repainted once the factory finish has faded or chalked. The surface is pressure cleaned, any rust treated, then a suitable primer goes on before two coats of roof membrane. Painting a fairly new Colorbond roof purely to change the colour is also possible, but talk to us first about how the prep differs.
Is roof painting the same as roof restoration?
No. Roof painting is cleaning, minor repairs, sealing and coating a roof that is otherwise sound. Roof restoration adds the structural work: rebedding and repointing ridge capping, replacing many broken tiles, fixing valleys and flashings, then coating. If your roof leaks or the capping is loose, you need restoration. We tell you which after the inspection.
How much does it cost to paint a roof?
A full roof repaint runs between about $2,000 and $12,000, with most single-storey homes somewhere in the middle. Roof area, pitch, height, material, how much cleaning and repair it needs and the coating system decide the real figure. We quote free after getting up and inspecting the roof.
Do you clean the roof before painting?
Always. High-pressure cleaning removes moss, lichen, dirt and the chalky remains of the old coating so the sealer and membrane actually bond to the tile or metal. Skipping or rushing this step is the main reason cheap roof paint jobs fail early. Gutters are cleared of the debris as part of the same visit.
