Lake Wendouree is about 2 km west of the CBD and has been Ballarat's prestige address since the 1870s land boom. The bluestone Bishop's Palace (1876), the mansions on Webster Street and the grand gardens along Wendouree Parade set the tone. Much of the suburb sits in heritage precincts HO163, HO164 and HO166, with many individually listed houses.

Painting here is mostly large, detailed work: two-storey villas with cast-iron verandahs, Federation houses with timber fretwork and leadlight, and interwar homes in textured local brick with red tile roofs. Interiors have high ceilings, deep cornices and plenty of timber joinery. We scope each job room by room and elevation by elevation.

Local knowledge

Painting in Lake Wendouree

The housing falls into clear eras. Boom-style Victorian villas and Edwardian houses sit nearest the lake and the Botanical Gardens. The 1920s Crocker Street subdivision and the east side of Dowling Street (one of the most intact interwar streetscapes in Ballarat, with its own precinct) are English Domestic Revival and Spanish Mission houses in clinker brick. Big established gardens and mature exotic trees are the norm, and two storeys are common.

Landmarks are the lake itself with its 6 km Wendouree Parade loop, the Botanical Gardens, City Oval and its 1887 grandstand, the Lake View Hotel (1875), the Boatshed, the tram museum, St John of God Hospital, the ACU campus, Loreto College and Pleasant Street Primary. The ground is flat and open along the lake frontage, which means full sun and wind on west-facing facades.

Lake Wendouree borders Wendouree to the north, Ballarat Central to the east, Newington to the south and Lake Gardens to the west. Just over half of homes are owned outright and the median age is in the 50s, so most clients are long-term owners who want the house done thoroughly and in keeping with its period.

FAQ

Lake Wendouree painting questions

My house is individually heritage listed. Can I still change colours?

Usually, but it depends on the listing. The Lake Wendouree residential precincts (HO163, HO164, HO166) have no external paint controls, so precinct-only houses can be repainted in any colour. An individual listing may add paint controls. Check the City of Ballarat heritage overlay schedule for your address, or ask us to look it up with you.

Do you paint two-storey homes and work at height?

Yes. Most Lake Wendouree villas need scaffold or elevated work platforms for the upper storey, gables and chimneys. We include access in the quote, set it up so the garden is protected, and take it down as soon as each elevation is finished. It is factored in up front, not added later.

Should the clinker brick on my 1920s house be painted?

We would usually say no. The textured local brick on interwar houses around Dowling and Crocker Streets is part of their character and is hard to un-paint later. Painting the timber windows, fascias, eaves and render bands in a sympathetic colour refreshes the house without covering the brick.
